Participating agents may represent you, the buyer, directly under a separate written agreement with their brokerage; they do not represent CarteCasa. When you’re ready to make an offer, your participating agent handles strategy, paperwork, and negotiation for that flat fee. The $3,000 is handled outside CarteCasa and paid to your agent’s sponsoring or managing brokerage, not to CarteCasa — CarteCasa collects and receives none of it.

Is CarteCasa a brokerage?
No. CarteCasa is a membership platform that connects members with participating licensed real estate professionals. Licensed real estate services — showings, offers, closings — are provided by participating agents and their brokerages.
Is the $75 showing fee included in membership?
No. Membership covers access to the CarteCasa platform, participating agents, and concierge coordination. The $75 showing fee is separate — it’s paid directly to the participating agent’s brokerage when your showing is confirmed.
Who do I pay for showings?
The participating agent or the agent’s sponsoring/managing brokerage, directly — never CarteCasa. CarteCasa collects only the $99/month membership; showing fees and buyer-agent representation are separate, agent-side fees that flow through the participating brokerage, not CarteCasa.
Do I need an agreement to tour a home?
In many cases, yes. Illinois rules generally require certain written agreements with a licensed agent before touring. Your participating agent will provide and explain any paperwork required before your showing — CarteCasa membership doesn’t replace it.
What if I want to make an offer?
When you’re ready, your participating agent represents you for a flat $3,000 — buyer-agent representation, not a percentage commission. Every agent in the CarteCasa network agrees to this flat fee. It’s a separate agreement with the agent, handled outside CarteCasa: the $3,000 is paid to the agent’s sponsoring/managing brokerage — CarteCasa does not collect or receive any of it.
Can seller credits offset my costs?
Sometimes — it depends on the offer, the seller, lender rules, and brokerage agreements. Many sellers already budget for buyer-side compensation, and clear à la carte costs may create room for seller credits or a stronger net offer. CarteCasa does not guarantee savings, credits, reimbursement, or offer acceptance.
How does the free trial and billing work?
Your first 30 days are free. You add a card when you start, but you’re not charged during the trial. Unless you cancel before the trial ends, your membership automatically renews at $99/month — charged on your trial-end date and the same day each month after — until you cancel. Buyer-agent representation fees, including any flat-fee arrangement with your agent or brokerage, are separate from membership and are not collected by CarteCasa.
Can I cancel?
Anytime, in a couple of clicks from your billing portal. Cancel before your trial ends and you’re never charged. If you cancel after billing starts, your access continues through the end of the month you’ve paid for; fees already charged aren’t prorated or refunded. If your membership lapses, you can still log in and view your request history — you just can’t submit new showing requests until you reactivate.
Where is CarteCasa available?
CarteCasa is currently available for Illinois homebuyers and Illinois properties. We’re not available in other states yet.
