When you’re ready to make an offer, work with a flat-fee agent.
Every participating agent in the CarteCasa network agrees to a flat $3,000 buyer-agent fee — not a percentage commission. Participating agents may represent you, the buyer, directly under a separate written agreement with their brokerage; they do not represent CarteCasa. When you’re ready to make an offer, your participating agent handles strategy, paperwork, and negotiation for that flat fee. The $3,000 is handled outside CarteCasa and paid to your agent’s sponsoring or managing brokerage, not to CarteCasa — CarteCasa collects and receives none of it.
Buyer-agent representation is a separate agreement between you and the participating agent’s sponsoring or managing brokerage; the flat fee is handled outside CarteCasa and paid to that brokerage, not to CarteCasa, which collects and receives none of it.

The $6,451 difference in this example is potential room for seller credits, lower transaction costs, or a stronger net offer — depending on the deal. This example is illustrative only and uses representative figures. The $75 showing fee and the $3,000 buyer-agent representation fee are flat fees set by and paid to the participating agent's brokerage — not to CarteCasa — and may differ by brokerage. The example reflects a single month of membership; if your search continues past the 30-day free trial, membership is $99/month until you cancel, so your total CarteCasa cost increases with a longer search. Commissions, seller credits, lender treatment, brokerage compensation, professional fees, and final costs vary by property, agreement, and transaction. CarteCasa does not guarantee savings, credits, reimbursement, or offer acceptance.
That difference could work two ways.
Many sellers may budget for buyer-side compensation. When a flat, à la carte model costs less, the difference could potentially be put to work — in some transactions, two ways:

Seller credits and compensation are negotiable and depend on the property, seller, lender rules, brokerage terms, and transaction details.
