How participation works

A request reaches you
Our concierge routes member showing requests to participating agents by text or email — no dashboard to babysit during launch.

You confirm and show
You confirm availability and property access through your normal process, meet the buyer, and show the home.

Your brokerage is paid directly
The flat $75 showing fee is paid to your brokerage when the showing is confirmed. CarteCasa takes no cut.

Buyers upgrade when ready
When a member wants to make an offer, the flat-fee offer and closing work (~$3,000) runs through you and your brokerage under a separate agreement.

What CarteCasa asks of you
✓An active Illinois license in good standing, affiliated with your own sponsoring brokerage
✓Agreement to the published member pricing structure for buyers CarteCasa introduces (the Agent Participation Agreement — draft, pending attorney review)
✓Confirmation of availability and property access before any showing is treated as confirmed
✓Brief showing notes after completed showings, when practical
You’ll read and acknowledge the full Agent Participation Agreement (clearly marked draft — pending attorney review) inside the application. No application is formally approved until our legal review completes.

Straight answers for professionals
Do I leave my brokerage?
No. You remain affiliated with and supervised by your own sponsoring brokerage. All licensed activity — showings, offers, closings — happens under your license and your brokerage's requirements.
What does it cost?
Nothing during the launch period. CarteCasa may introduce optional paid tools, premium placement, or platform subscriptions for agents later.
How are applications reviewed?
Personally. We verify licensure with IDFPR and review every application by hand. Formal approvals follow our legal review process — we don't commit to a timeline, and we'll keep you posted.
How do requests reach me?
Concierge-style, by text, email, or phone during launch. You're never auto-assigned — you confirm what fits your schedule and coverage area.
