How à la carte home buying works in Chicagoland

CarteCasa is a membership platform for Chicagoland homebuyers — not a real estate brokerage. Instead of a bundled buyer-side commission, you request showings, tour with participating licensed agents, and pay clear, flat prices for exactly what you use. Everything licensed happens through the agent’s own sponsoring or managing brokerage.

2. 02
   Tour with a licensed agent

   A participating licensed agent confirms and meets you. A flat $75 showing fee, paid to their brokerage. Before any in-person tour or buyer-agent representation, you and the participating agent or brokerage must complete any required written buyer-broker agreement and disclosures.

3. 03
   Make your offer with a flat-fee agent

   When you’re ready to make an offer, your participating agent represents you for a flat $3,000 — paid to their brokerage, not to CarteCasa.

What it costs

Membership starts with a 30-day free trial, then $99/month, and auto-renews until you cancel — cancel anytime from your billing portal. The $99 membership is CarteCasa’s only charge. The flat $75 showing fee and the flat, roughly $3,000 buyer-agent representation fee are separate, agent-side fees paid to the participating agent’s sponsoring or managing brokerage — never to CarteCasa. CarteCasa is currently available for Illinois homebuyers and Illinois properties, across Chicagoland — Chicago, the North Shore, the west and northwest suburbs, the south and southwest suburbs, and the collar counties.
